The City of Mobile Planning Commission on Dec. 18 approved a slate of subdivision requests and modifications, denied a sidewalk-waiver request for a Cookout redevelopment, and held over a contested subdivision after commissioners failed to secure the votes needed to waive a right-of-way dedication.
Commission action and outcomes included approvals for a PUD modification at 6151 Marina Drive South (multifamily development), resubdivision at 3603 Kent Road, a two-lot subdivision at 1645 and 1655 Dawes Road (with a revised 45-foot setback for Lot 1), the Creekline at Cypress subdivision, and the Chavers Oaks subdivision at 6950–6960 Moffett Road. The commission also approved a modification for additional parking at 580 Providence Park Drive East, striking condition number 6 related to sidewalks, and approved a conditional-use permit to expand a religious facility at 1356 Government Street using 120 Españo for offices and meeting space.
The commission denied a sidewalk-waiver request from Cookout for 775 Schillinger Road South after commissioners argued the corridor is a priority for future walkability and potential capital-improvement funding. The motion to deny the waiver carried by voice vote.
A motion to approve The Cottages at Spring Hill subdivision (5070 Old Shell Road) subject to staff recommendations and waiving two conditions — a 30-foot right-of-way dedication and a modification of a setback condition — failed during deliberation. The tally was reported in the meeting as four in favor and three opposed; a commissioner noted the commission’s bylaws require six affirmative votes for passage, so the motion did not carry. Staff advised that because the application had been held over twice previously, the applicant would need to file a new application to pursue the waiver again.
On a separate matter, the commission approved termination of a previously approved PUD for Fulton Road Baptist Church at 1800 Dolphin Island Parkway and recorded related engineering comments and waivers tied to protected trees and right-of-way constraints.
What happens next: Applicants whose items were approved will proceed with the conditions and engineering comments outlined by staff. The applicant for The Cottages at Spring Hill may resubmit a new application to pursue any dedication or setback changes given the failed motion. The commission reconvenes in 2026.
