The Lewisville Zoning Board of Adjustment unanimously approved a variance to permit a 40-foot single-family home at 1124 Long Isle Lane in the Castle Hills Enchanted Oaks neighborhood, exceeding the local 35-foot height limit by 5 feet. The case was recorded as Case 25-11-2-ZBOA.
City staff presented the request, telling the board the proposed house has a height of 39 feet 4 inches and that staff recommends allowing a 40-foot cap so minor construction changes would remain conforming. Staff said, “The proposed house area building has a height of 39 feet 4 inches, which exceeds the 35 foot maximum that is allowed in the plan development townhouse estate zoning district,” and noted that “the majority of the homes in this neighborhood do exceed the 35 foot requirement.” Letters of support from adjacent property owners were submitted, and staff said the applicant is Rafael Shutt with the property owner identified as Madahusadhan Reddy.
A board member asked whether the homeowners association had acted on the proposal; staff replied that building permits for the neighborhood also require approval by an architectural review board, and that those approvals were in place. After opening the public hearing and calling for speakers, the presiding officer said no members of the public came forward. A motion to approve the variance was made, seconded and the presiding officer announced the motion passed unanimously.
Staff told members the planning department plans to amend the underlying plan development to raise the base height for the area to address existing nonconformities and to preserve neighborhood character for remaining undeveloped lots.
