Matters by staff: Cindy presented a brief staff item for the Bono Duplex at Holly and Dorrance, recommending the lower horizontal siding be changed to white stucco with a water‑table detail to separate the stucco from board-and-batten above. The board accepted the sample and confirmed the color coordination.
4949 Dorrance: Staff described final changes to the proposal for a new two‑story single‑family home (3,423 sq ft total with a 377 sq ft garage, maximum height 24 feet 1 inch). Revisions included removing a front alcove, adding sandstone veneer, arched windows, updated light fixtures and landscape adjustments. The ARB praised the second‑story articulation and approved final design by voice vote (three ayes, two members absent).
4934 Dorrance: Staff explained modifications that brought the second floor into compliance with the Planning Commission’s design guideline DG4 (second floor no more than 40% of total area). The applicant added roughly 400 sq ft to the first floor by enclosing covered porch areas and deducted about 72 sq ft from the second floor; staff reported the second floor now equals 39.75% of the total. Some board members noted the Planning Commission’s minutes had emphasized that "the bulk of the reduction" should come from the second floor; Chair O'Connor asked staff to relay how DG4 compliance was achieved so the Planning Commission could review that context. The ARB approved final design with that comment and reminded that Planning Department review is required before building permits are issued.
