At its Dec. 4 meeting the Smyrna Planning Commission approved a series of plats and site plans after staff outlined remaining technical comments, while denying or deferring items that lacked required materials or needed further work.
Approvals included: Tracy Mayola rezoning (R3 to C4) on Rock Springs Road; Greystone Phase 3B preliminary plat (56 lots, 10.39 acres); Hollingshead Industrial West preliminary plat (approximately 180.83 acres; staff noted greenway alignments that cross Corps property and a completed traffic study); Sam Ridley final plat to dedicate rights‑of‑way and utility easements; Hollingshead Industrial Phase 1A site plan (four industrial buildings totaling just under 500,000 sq ft) with remaining utility and fire comments; Platform Station site plan (119,379‑sq‑ft warehouse) with materials that now meet design review percentages; and a Wells Fargo branch site plan at 557 W. Sam Ridley Parkway with landscaping and elevations revised to meet design review standards. The commission approved the staff recommendations on these items by voice vote.
A concept for a Nissan gas station (561 Nissan Drive) was denied because the applicant did not provide plans for review. Staff recommended denial or deferral in the absence of submittals and the commission denied the concept by voice vote.
Staff also presented bond‑review recommendations, including selective reductions and extensions for several maintenance periods; commissioners approved the bond report and the staff recommendations.
Several items were deferred by the commission so applicants could resolve outstanding fire, landscape or design‑review items.
