The Cascade Charter Township Planning Commission approved a Type 1 special-use permit for a 20-by-32 accessory structure in the front yard at 7890 36th Street Southeast, finding topography and a drain field make rear-yard placement impractical without extensive grading and tree removal.
Planning staff recommended denial for front-yard placement, saying the structure could be built in the rear yard in place of an existing pool. The applicant, Dirk Martin, outlined site constraints (an easement and steep slope) and said neighbors had reviewed the plan and were supportive.
Commissioners considered topography and the applicant's willingness to remove the pool and provide a current survey. The commission approved the request with conditions: a new licensed survey dated no earlier than 2025 showing existing and proposed structures, wells, septic locations and easements; the accessory building shall not be used as a home occupation; and outdoor lighting must be shielded or downcast to avoid glare for neighbors. The motion carried by voice vote.
