The Cascade Charter Township Planning Commission voted 3–1 to approve a Type 1 special-use permit for a 1,500-square-foot residential accessory structure at 8300 Cascade Road Southeast, selecting the lower-height option (Plan B) and attaching conditions intended to limit neighborhood impacts.
Planning staff had recommended denying the request, saying the proposed building is “significantly larger than” other R‑1 accessory structures and could have a negative impact on adjacent property owners. Staff also noted the proposed square footage remained 1,500 sq ft even after changes to roof pitch and encouraged relocation where possible.
The applicant, Daniel Woods, told the commission he had prepared two options and said he could place the structure toward the rear of the lot if asked. Commissioners asked detailed questions about wall and garage-door heights and whether an outdoor storage pad remained part of the plan.
Chair moved to approve Plan B, citing the applicant’s willingness to reduce visual impact by lowering roof height and shifting the location. The approval includes three conditions: the building may not be used as living space or to operate a business; outdoor lighting must meet Cascade Township standards (shielded or downcast); and an approved Kent County Road Commission driveway permit must be submitted before issuance of a building permit.
The motion passed 3–1. The commission recorded no verbal public comments at the meeting for this case.
The applicant thanked commissioners after the vote; staff will monitor permit compliance and the applicant must apply for a building permit before work begins.
