Commission approves Hallwood Road expansion for granite and cabinet shop with conditions

The Planning Commission approved site plan 68112025 for an expansion of an existing granite and cabinet shop at 45535 Hallwood Road in the LI‑1 district.
Contractor Rod Samona said the addition is primarily for interior storage to accommodate larger granite shipments that arrive approximately every three months and that the work will maintain fire access and existing parking. Project engineer Adnan Alsati said the team will coordinate with the city engineer on stormwater, drainage and retention capacity.
Staff reported the site meets dimensional standards for the district but noted missing materials: a landscape plan/tree inventory, rooftop equipment screening, parking dimensions, and lighting photometrics. The commission’s approval was conditioned on resolving items flagged by Giffels Webster, the city engineer and the fire marshal; providing a photometric plan conforming to section 34‑5.16; providing a lane/escape plan; screening rooftop mechanical equipment; and addressing interoffice engineering comments.
The motion to approve passed on a second and voice vote. The applicant will submit revised drawings and required documentation to satisfy the listed conditions before final permit issuance.
