KELLER, Texas — The Keller City Council on Dec. 16 approved a series of land‑use requests, including a controversial special use permit for a large private accessory building and a plan development amendment that loosens restrictions for certain medical and spa uses on a single commercial lot.
Special use permit for 7230 Shady Grove: Council approved an SUP and variance allowing a 4,800‑square‑foot accessory structure behind a residence, subject to conditions requiring removal of two small accessory structures and a noise restriction for external engine and pneumatic‑tool noise between 9 p.m. and 7 a.m. The applicant, who identified himself as the property owner, said the building will house 18 classic cars and agricultural equipment and agreed to install a privacy fence and limit nighttime work. "I'm happy to put up a privacy fence and be sensitive to the neighbors," he said. The motion to approve with the stated conditions passed 7–0.
Replacement accessory structure at 537 Bancroft: Council approved a retroactive SUP and variance to allow reconstruction of a 1,452‑square‑foot accessory building that had lost its nonconforming status after more than 60% of the original structure was deconstructed. Longtime neighbor Bob Waters, who spoke in support, described the new building as an aesthetic improvement compatible with the neighborhood’s agricultural character. The motion passed 7–0.
Planned development amendment for 1801 Ruth Snow Drive: The council approved a PD amendment allowing spa, medical‑spa and minor medical emergency clinic uses by right on the 1.9‑acre commercial lot, citing the applicant’s concerns about leasing delays caused by separate SUP requirements. Council members discussed sign and lighting compatibility and asked staff and the owner to incorporate consistent sign standards into the PD; the amendment applies only to this PD and does not change city‑wide rules. The motion to approve the PD amendment was approved 7–0.
Votes at a glance: The council also approved its consent agenda (items F1–F9), including procurement actions for sidewalk projects and an interlocal amendment for a regional SWAT team, by unanimous vote.
