The Fuquay Varina Planning Board voted Dec. 15 to recommend approval of a rezoning request for 1212 Rogers Road filed by Curry Engineering Group PLLC (REZ2025‑08).
Planning staff told the board the 11.57‑acre request would change the property from the Residential Agricultural zoning district to a mix of Research Light Industrial conditional (RLI) and Corridor Commercial conditional (CC) zoning. Staff recommended approval, saying the request is "reasonable and in the best interest of the public" and that it is consistent with the town's 2040 land use plan and relevant policies.
Don Curry, representing Curry Engineering Group, said the petition has been worked on with staff since July, that neighborhood meetings were held and that the petitioner removed uses from the proposed districts to reduce impacts on nearby residences. "This project is consistent with the land use plan," Curry said, adding that conditions offered with the rezoning narrow permitted uses and increase buffers and setbacks.
The board heard no substantive public opposition; two people were listed on the sign‑in sheet but had no additional remarks. Chair Andy Petty recused himself from this agenda item and did not participate in discussion or action.
A board member moved to recommend approval "as it is reasonable and in the best interest of the public for the reasons identified by staff," the motion was seconded, and the board voted in favor. The planning board's action on Dec. 15 was a recommendation to the town's decision process as recorded in the official meeting record.
