Commission backs industrial rezoning for Trout Company expansion

The Planning Commission voted Dec. 18 to recommend rezoning 18.53 acres from A‑40 to Industrial for future expansion of Trout Company’s yard and associated stormwater facilities.
County staff said the parcel is tillable farmland within a transitional area on the county’s future land‑use map and that St. Wendell Township recommended approval. Counsel for the applicants and Trout representatives said the company intends to use existing yard access and buy the adjacent land to avoid future conflicts with neighboring uses.
Commissioners asked about access, easements and whether irrigation pivots would be affected; applicants said access would be from their current yard and the rezoning area was chosen to avoid interrupting irrigation pivots. A motion to recommend approval carried on a voice vote; staff said the item will be considered by the County Board on Jan. 2.
