Planning & Zoning approves final plat for Briarly (Redbird Meadows) Sections 4–6

Speaker 1 presented the final-plat packet for Briarly, priority Phase 1B (Sections 4, 5 and 6) and summarized previously approved variances: a reduced lot width "of 60 feet from your typical 75 feet," reduced lot area to 8,400 square feet (from a typical 9,000), and reduced side-yard setbacks from 10 feet to 5 feet. Staff described development-agreement obligations, including that a portion of the project must meet minimum side-yard separations and sidewalk commitments, and noted that the project will be subject to impact fees. Speaker 1 said the sections under consideration were part of the eastern portion of the development along Walnut Cemetery Road and that sections 1–3 were already platted and under construction.

When asked about impact fees, staff said the total for Sections 4–6 "is in the realm of the 400,000" and that they would confirm the exact number after the meeting. Staff told the commission that after Planning & Zoning action, the item would be forwarded to city council and that developers must pay final-plat submission fees and impact-fee deposits before recordation with the county.

Commissioners discussed construction timing and noted ongoing temporary services at the site; staff said inspections and punch-list items were expected prior to the new year depending on contractor availability. A motion to approve consideration of possible action on the final plat for Briarly Sections 4–6 was moved and seconded; the chair called the voice vote and "The ayes have it." The motion passed and the item will proceed to city council for final action and fee collection before recordation.
