Deputy staff said the site has a heavy‑industrial future‑land‑use designation and is currently zoned light industrial. The request would create three separate parcels, each intended for a large speculative building; staff noted at least one planned building is approximately 1,000,000 square feet. IDI Logistics (owner) and the civil engineer described the property as a wooded lot with industrial neighbors (Home Depot and a Pepsi facility) and power‑line easements; staff recommended approval with conditions.
Applicant representative Steve Gallenbeck (IDI Logistics) said the development is consistent with surrounding large industrial uses and noted buffers where the site adjoins residential areas. Commissioners discussed likely low‑impact warehouse or distribution tenants and asked staff to clarify the multi‑sheet plat. Commissioner Lamia Hawkins moved to recommend approval with staff conditions; Commissioner Erica Williams seconded. The motion passed with three commissioners voting in favor and one dissent from Commissioner Joyce Walker.
Staff will forward the Commission’s recommendation and conditions to City Council. The commission recorded that the motion passed with recommendation for approval (Hawkins, Williams and Hubbard voted yes; Walker voted no).
