Planning committee recommends variance for garage at 8314 Waterview Road

The Planning and Economic Development Committee voted on Dec. 1 to forward Ordinance 45-25 — a variance request to rebuild an attached garage at 8314 Waterview Road — to the Village Board with a positive recommendation.

A village staff member told the committee the homeowners want to remove the existing attached garage and build a new attached garage that will be the same width but extend deeper into the yard. "The problem is that what is there now is only 3 and a half feet from the side property boundary," the staff member said, adding that the village code requires a minimum 6-foot side setback. The staff member said the existing garage has sat about 3.5 feet from the property line for more than 60 years and that both staff and the Planning and Zoning Commission recommended approval of the variance.

After the staff presentation the chair asked whether the applicant wished to address the committee; there was no additional comment. The committee, on a motion to consider the item made by Mister Yoh and seconded by Mister Tricky, voted by voice and approved forwarding the variance to the Dec. 15 board meeting with a positive recommendation.

The committee also approved the minutes from its Nov. 3 meeting earlier in the session; Trustee Roe moved to approve the minutes and Miss Miller seconded the motion. The meeting concluded after 38 minutes when the committee voted to adjourn on a motion by Miss Miller, seconded by Mister Tricky.

The village code requiring a 6-foot minimum side setback is the standard cited in the staff report; the Board of Trustees will consider the committee's recommendation on Dec. 15.
