Huntersville — At its Dec. 16 meeting the Town Board approved two zoning text amendments affecting residential site design.
TA25‑11 would revise requirements for attached garages and allow limited encroachment of mechanical equipment into rear yard setbacks, with the planning board and staff recommending a maximum encroachment of 10 feet; the board adopted the amendment incorporating the 10‑foot maximum. As staff summarized, the change responds to concerns about locating mechanical equipment near neighbors and adds a defined maximum to limit potential impacts.
TA25‑12 would permit detached garages to be located in any yard on lots of five acres or larger so long as the structure cannot be seen from the road; planning board and staff recommended approval and the board adopted the amendment.
Both motions passed unanimously and were described on the record as consistent with relevant policies of the Huntersville 2040 Community Plan.
