Board approves reduced restroom requirement for proposed 40-space RV park on Wrightsboro Road

The Augusta Board of Zoning Appeals approved a variance on Dec. 15 allowing Pearson Rental Property Inc. to provide two communal toilet-and-bathing facilities instead of the four the comprehensive zoning ordinance would otherwise require for a proposed 40-space RV park at 3663 Wrightsboro Road.

City planner Todd Kennedy told the board the site is an approximately 7.84-acre parcel in a B-2 general business zone and that the relevant code (section 28‑e‑1‑j) prescribes one lavatory, one water closet and one shower per 10 RV spaces, which would require four facilities for a 40-space park. Staff recommended denial under the ordinance criteria but listed conditions should the board approve.

Applicant Tony Pearson said the park would be full-hookup — with water and sewer connections at each site — and argued most patrons bring RVs with onboard restrooms: “the vast majority of our patrons are gonna come to the park with their own bathing facilities,” Pearson said, adding he expected 95% to 100% of guests would rely on onboard facilities. He told the board the planned sites would tie into city sewer and that communal bathhouses would likely be underused.

The board approved the variance with conditions read by staff: reduce the required number of toilet-and-bathing facilities from four to two; require that the two facilities be distinctively marked for the relevant spaces; and require that each facility have at least one lavatory, one water closet and one shower. The conditions also require applicable permits and that facilities be connected to the park’s water and sewage systems.

A board member moved to approve under those conditions and the motion was seconded; the chair reported no opposition and the applicant was told he will receive a confirmation letter from staff.
