The Johnson County Drains Board on Dec. 2 approved the Ratcliffe Minor Subdivision (DR250003613) with the condition that final plans and construction documents be submitted to the planning engineer for approval.
Richard Hoover, Johnson County planning engineer, described the two-lot proposal at 6514 South 200 West. He said Lot 2 contains the existing single-family residence of about 4.01 acres and Lot 1 will be on the northwest side of the creek at roughly 3.77 acres. Hoover said a dry detention facility was designed to meet county technical standards, the proposed 100-year discharge is below allowable limits, and the emergency spillway was sized at 1.25 times the 100-year inflow. He also stated the orifice used had a minimum size of 4 inches and that an operations and maintenance manual had been submitted and approved.
Hoover recommended approval, noting post-construction water quality treatment was not required under county rules and that all materials and outlet-control structures met the technical standards manual. A board member moved to approve with the staff condition and the motion passed by voice vote.
