The Verona Plan Commission on Dec. 1 approved a site plan for a 9,237-square-foot multi-tenant flex building at the southwest corner of Liberty Drive and Fortune Drive in Liberty Business Park.
Staff told the commission the building meets setback and parking requirements for general retail, services and office uses but not for restaurants, fitness centers or entertainment uses, which require more parking. The applicant agreed to change a proposed exterior insulation and finish system (EIFS) to stucco and to replace a chain-link fence atop a retaining wall with an aluminum fence, as required by zoning.
Commissioners asked whether overflow parking would be possible on the adjacent property; staff said the current street configuration does not allow overflow parking but noted the lot owner also owns the adjacent parcel to the west, where additional parking could be constructed if needed.
The commission approved the site plan with the three conditions specified in the staff packet.
Staff said the future tenant mix is unknown and parking functionality will be revisited if a tenant requires higher parking ratios. No public comment was recorded on the item.
