Neighbor urges plan commission to require 'step down' between Backus site and Monte Cristo homes

A Verona resident asked the Plan Commission on Dec. 1 to press a developer for a stronger transition between proposed multifamily units on the Backus property and the adjacent low-density neighborhood.
"I just wanna make sure that when it comes back around that you have some considerations for that step down," said Bob Cravens, who identified himself as a Monte Cristo Circle homeowner. He told commissioners he can show them from his backyard where the back wall of the multifamily building will be visible.
The commission allowed public comment at the start of the evening; Cravens said the neighborhood has historically expected the Backus site to remain single-family and that rezoning would be required to allow multifamily. He asked the commission to seek creative design solutions so the project steps down in scale from the multifamily to surrounding single-family lots.
The Chair and commissioners did not take action during public comment. Staff and applicants will return to the commission when the site plan is formally re-submitted, at which point the commission will have an opportunity to review transitions, screening and other mitigation measures.
Cravens said he and neighbors have offered to host site visits for commissioners to view the site lines and the expected scale of the project. The commission moved on to other agenda items; no formal direction or vote on Backus occurred during the Dec. 1 meeting.
