The San Juan City Commission approved a preliminary plat and several requested variances for the proposed Santa Barbara Village subdivision, a 1.26-acre project to develop 16 townhomes.
Miss Monica Gomez presented the proposal and outlined the variances requested to the Unified Development Code, including reductions in lot width (from 60 feet to 24 feet), lot length (from 100 feet to roughly 84–95.5 feet), minimum lot area (from 6,000 square feet to about 2,300 square feet), utility easement (from 50 feet to 10 feet) and multiple setback reductions. Gomez said staff recommended denial, but noted the planning and zoning commission had approved the project by a 4–0 vote.
After discussion, a commissioner moved and another seconded approval; the motion carried by voice vote with 'Aye' recorded. The vote granted the requested variances along with preliminary plat approval.
