Planning board approves Madison Fields preliminary plat, conditions sewer and traffic study

The Madison County Planning and Zoning Board voted to approve the preliminary plat for the Madison Fields development, a private community the applicant described as 147 lots total, including 65 cottages and 82 estate lots. The board attached two conditions to the approval: final community sewer system approval from the health department and a traffic impact study to be completed and addressed before final platting.

The applicant, referred to in the meeting as Matt, told board members the preliminary plat meets previously approved zoning conditions, including the limits on cottage and estate-lot counts.
