The Pataskala City planning board approved variance application VA25-041, a request from The Busy Company to reduce required rear-yard setbacks on a roughly 14.5-acre parcel in the PM (plant manufacturing) zoning district.
Jack, a planning staff member, presented the application and explained the relevant code (section 12.53.05(c)(5)(a)), which offers three, code-based options that tie required setbacks to the size of a landscaped mound. Staff showed three illustrative options (A, B and C) that trade larger setbacks for smaller mounds and vice versa and noted that the adjacent residential use is about 1,000 feet from the subject property.
Jack said the applicant proposes an industrial structure and associated site improvements and that, under certain adjacency scenarios, the minimum structure setback could be 50 feet with parking and landscaping standards varying by option. The staff report noted surrounding parcels are largely plant-manufacturing or agricultural uses.
Applicant representative Sean McGorry said the transcript and staff report covered the project, reiterated there is about 1,000 feet between the proposed structure and the nearest residence, and added that employee parking and office areas will be on the south side of the building. "We don't think this is gonna be disruptive at all to that residence," McGorry said.
Board members discussed the findings (A–K), considered whether the variance request was substantial and whether alternative design options could avoid a variance, and ultimately the Chair moved to approve VA25-041 with the condition that the applicant submit required plan applications to the city within one year. A roll call was recorded and the Chair announced that the variance has been approved.
Next steps: The applicant must submit final plans and obtain required permits as required by Pataskala planning staff.
