Homewood BZA approves three variances, continues one case to January

The Homewood City Board of Zoning Adjustment granted three variances and continued another case during its December 4 meeting.
The board unanimously approved a variance for 800 College Avenue (case SV25-1201) after homeowner Carl Emmons and builder Jason Hale said demolition discovered rot and mold that required replacement of exterior walls, triggering a permitting threshold. Emmons and multiple neighbors said the family should be allowed to rebuild on the existing foundation and noted 15 written neighborhood endorsements.
The board also approved a vertical addition at 564 Forest Drive South (case SV25-12-02). William Siegel of Twin Construction said the project adds a second-story bedroom and bathroom that stacks directly over the existing structure; engineering confirmed setbacks. The board voted to grant the variance.
A variance for 600 Hamble Avenue (case SV25-12-03) to extend a front porch corner was approved after applicant Justin Evans said the covered porch would not alter the foundation footprint and would improve porch continuity with adjacent properties.
Clerk and staff announced case SV25-12-04 (1707 Rees Street, applicant Andrew Patterson) had requested a continuance; the board agreed to continue the matter to the January 8 BZA meeting. Staff also noted an upcoming joint work session on Saturday covering meeting management and the powers of the BZA and the planning commission. The board adjourned after the final announcements.
