Planning commission approves multiple subdivision plats, continues several cases
Summary
Following a recess, the commission approved several subdivision final maps (Beaumont replat, Everly Phase approvals, Black Ridge South) with standard contingencies and continued others pending final mylars or applicant responses.
After a 10‑minute recess the Hoover Planning and Zoning Commission completed routine subdivision business for the evening.
The commission approved S122549 (Beaumont Phase 1 replat) contingent on submission of the final signed mylar and granted conditional approvals for Everly Phase 5B (S122551) and Black Ridge South (S122552) tied to completion of pavement, drainage and materials testing by December 19. Staff reiterated that conditional approvals do not waive inspections or testing requirements and that plats will not be recorded until contingencies are met.
One final‑map case (S082532 for a resurvey in Shades Cliff) was approved contingent on receipt of the final mylar. Several other cases were continued at the applicant’s request to allow additional time to address staff comments, including pending traffic‑study concurrence for a Black Ridge commercial-lot submittal.
The meeting then adjourned.
