Hughson City Council approves tentative parcel map for Nathan House at 1519 Tully Road
Summary
The council adopted Resolution 2025-35 approving Tentative Parcel Map No. 25-0164 to divide 1519 Tully Road into a 7.39-acre Parcel 1 and a 6.8-acre Parcel 2; existing uses (residence, church, private school) will remain on Parcel 1 and are allowed to continue provided they are not enlarged, abandoned or altered.
The Hughson City Council on Oct. 13 adopted Resolution 2025-35 approving Tentative Parcel Map No. 25-0164, which would split property at 1519 Tully Road owned by Nathan House into two parcels. Jayla Smith, contract planner for the city, told the council Parcel 1 would be about 7.39 acres and contain the existing single-family residence, Eastern Church of Christ and a private school; Parcel 2 would remain undeveloped at roughly 6.8 acres.
Smith said the project is exempt from environmental review under CEQA Guideline Section 15315 for minor land divisions and that the Planning Commission recommended approval by a 4–0 vote, subject to the conditions in the resolution. She said any future enlargement or change to the church or school uses would require a conditional use permit from the Planning Commission.
Rob Hawkins, representing the applicant and Eastern Church of Christ, said he had no concerns with the staff report and was available to answer technical questions. For the record, Council member Strain disclosed a possible financial interest in nearby real property and noted the disclosure was being filed out of an abundance of caution.
The council moved and approved the resolution. Recorded 'Aye' votes during the roll call on the motion included Council member McFadden, Council member Vasquez, Mayor Pro Tem Brooker and Mayor Carr. The action approves the tentative map; any subsequent development on Parcel 2 would require separate land-use approvals.
The council then returned the item to the record and moved on to other business.
