ZBA approves 8‑foot front‑yard fence at 6900 Rockland Road citing safety concerns

The Zoning Board of Appeals on Dec. 16 approved a variance allowing a front‑yard fence up to 8 feet tall at 6900 Rockland Road, concluding the applicant met the criteria for a variance and adding conditions limiting fence materials and location.

Staff recommended approval of V25‑014 with conditions that the fence be constructed of brick, stone, wood, wrought iron or aluminum that looks like wrought iron; that it not be chain link or wire; that the height be measured from finished or street grade and be located outside the right‑of‑way; and that driveway access be limited to one street with a 10‑foot no‑access easement on the other frontage.

Applicant Joy Greer said her corner lot and a worn, unpaved county road near her driveway have produced repeated safety and trespass incidents; she said an 8‑foot fence and landscaping would make her property safer and more private. "I've had unwanted traffic...I figure if I got an 8 foot fence, that would provide me the privacy as well," Greer said.

Neighbors offered limited comment; one neighborhood group said it supported the applicant’s safety concerns. The board closed the public hearing and voted to approve the variance with the staff‑recommended conditions.
