The Buckeye Planning and Zoning Commission on dec. (meeting transcript) recommended approval of rezoning case PLZZ-24-0004, clearing the way for a proposed four-story extended-stay Marriott hotel on roughly 4.37 gross acres west of the northwest corner of South Miller Road and West Durango Street, just south of Interstate 10.
Trish Cooley, Planner II, presented the staff report and recommended the commission forward a recommendation of approval to the mayor and city council subject to revised conditions A through H. Cooley said the site would be rezoned from an obsolete General Commerce (GC) district to Community Commercial (C2) and noted the change aligns the zoning with the Buckeye general plan’s Business Commerce designation. She told the commission that "the developer anticipates connecting to existing City of Buckeye Water and Sewer infrastructure within Durango Street" and that the applicant is pending site-plan approval.
An applicant participating online asked the commission to approve the rezone and said the project team had been pursuing development of the site for about three years and was "excited to move forward." When asked about building height, staff and the applicant said the proposal is for a four-story hotel and that a new site-plan submittal reflects updated branding and some layout changes.
Cooley said staff had modified condition A to clarify requirements for traffic studies and stated that a traffic impact analysis or traffic impact statement must be submitted and approved prior to site-plan or pre-plat approval, citing the code section noted in the staff presentation.
After staff presentation and the lack of public comment, a commissioner moved to recommend approval of PLZZ-24-0004 to the mayor and city council subject to the revised conditions; another commissioner seconded the motion. Members voiced "aye" with no opposing votes recorded in the transcript and the chair stated the motion passed.
