The Elyria Planning Commission voted to approve a lot split and consolidation request from South Abbey Road Plaza LLC that will combine multiple small parcels behind a strip center on South Abbey Road into three parcels.
Applicant Bob Yost said the 1988 development had been recorded as many small lots; the proposal would consolidate nine or ten pieces into three parcels so each building would sit on its own lot. City planner Mister Schoning said the deed error that previously complicated the application has been corrected and the county auditor has cleared the matter on their end.
Planner Schoning recommended approval contingent on required county approvals and noted engineering and future site-plan reviews will determine stormwater fees, access easements and any variances needed for setbacks when a site plan is submitted. Engineer Schneider flagged the need to calculate impervious-area stormwater fees for the resulting lots.
The motion to approve the application (2025-100153649) was moved by Tom Aden, seconded by Derek Tedrow and passed by voice vote; the approval included the condition that county approvals be obtained prior to final recording.
