Final plan for Jonathan's Grill advances with staff recommendation and map update request

Planning staff presented a final plan development request for Jonathan's Grill at the Dec. 9 agenda review. Mike (planning staff) said the project is a roughly 20,000-square-foot, three-story restaurant in the Stadium Mixed Use plan district and that the applicant is using three zoning exemptions tied to the development district. Staff said the project will provide 15 on-site parking spaces even though a parking requirement was eliminated through a zoning exception.

Mike listed the three zoning exemptions staff said the project relied on (including elimination of a parking requirement and a 0-foot rear setback) and noted a reference to a 175-foot maximum height among zoning exceptions; he later described the proposed building's maximum height as 60.5 feet. Staff recommended approval of the final plan as substantially consistent with the approved preliminary plan, subject to seven conditions, and said it would recommend that City Council amend the zoning map to add the PD designation for the subject property (council's role in this case would be updating the map, not re-approving the development).

Mike said the underlying zone is Industrial Mixed Use (IMU) and that the development uses exceptions to the IMU standards; he emphasized that the final plan must be consistent with the preliminary plan and with the PD designation once it is mapped.
