TIPPECANOE COUNTY, Ind. — The Area Board of Zoning Appeals on Dec. 3 granted a variance to Christopher Diskin to reduce a front (west) setback along US 52 South from 60 feet to 26 feet so he can construct a proposed 40-by-60 pole barn on property listed as 6002 Wyandotte Road.
APC staff planner Christine Roehl recommended denial, telling the board the lot is “an oddly shaped lot” with a nearby septic field and a creek that limit placement but ultimately concluding the hardship was self‑imposed and recommending denial. “Because it's, like I said, self imposed hardship, we have to recommend denial,” Roehl said.
Diskin, the petitioner and owner, told the board he has experienced theft and seeks covered storage for vehicles and equipment. “I am here to request a variance for the proposed 40 by 60 pole barn. I'm trying to build this pole barn for storage purposes,” Diskin said, describing the lot constraints and a decision to reduce the original structure size to fit the site.
No members of the public spoke in opposition at the hearing. The board voted by scribe ballot; six ballots were cast with five in favor and one against, and the motion carried. Under ABZA procedure noted earlier in the meeting, four affirmative votes are required for a decision.
The board incorporated the Unified Zoning Ordinance, Unified Subdivision Ordinance, the Comprehensive Plan, ABZA bylaws, staff reports and checkpoint agency responses into the evidentiary record for the evening’s hearings before considering the petition.
The variance is granted; the board did not attach additional conditions on the record. The petition will be reflected in the official minutes and staff files.
