At the Dec. 18 meeting, Patrick Marsh of Alere Roof Systems (New Braunfels) presented a design-build standing-seam retrofit bid for the roof at 1007 Kenning Drive. The base bid was listed at $408,000, with an alternate for gutters/downspouts and a Kynar finish at $41,715.
Marsh described the proposed concealed-fastener system and a 25-year in-house water-tight warranty and explained rooftop-unit removal and demolition are part of the scope. Council members asked whether the city could reduce costs by performing some demolition in-house or by changing some scope items; Marsh said certain components (crane removal of rooftop units, specialized panels) drive costs but that some debris removal or demolition could be handled by the city to reduce vendor expense.
No contract award was made; council said it would review the bid materials in detail and return to the item at a future meeting. Marsh said the firm could honor the bid for 30 days.
