The council heard an update on proposed changes to the town's development impact fees after recent bid results prompted staff to reduce some fee recommendations.
CFO Paul explained that the development-impact-fee update follows a multi-step process (land-use assumptions, infrastructure-improvement plan and fee schedule). Staff recommended reducing the streets impact fee by roughly 50% after receiving a lower bid for Shea Boulevard widening; the revised recommended fees would still be substantially higher than current rates (staff showed single-family fees reduced from a previous proposed $12,003.14 to approximately $8,008.16 under the revised recommendation). Parks and fire impact fees, staff recommended, would remain unchanged.
Council took no action; staff will return Jan. 20 for final consideration, and if adopted the new fees would take effect in April after the required waiting period.
