BMZA clears EquipmentShare rental site on Shannon Drive

Baltimore — The Board of Municipal and Zoning Appeals voted Dec. 16 to allow EquipmentShare to operate a heavy equipment rental, sales and service facility at Shannon Drive.
Department of Planning staff said the site — a 4.75‑acre parcel in the I‑2 district surrounded largely by industrial uses and wooded easement buffers — is suited for the conditional use and recommended approval. "We do not anticipate any impacts above and beyond what would regularly be expected, and therefore, planning recommends approval of the appeal," Justin Walker told the board.
Attorney Adam Rosenblatt presented witnesses including Joe Dieter, who the filings identify as EquipmentShare’s general manager, and engineer Josh Sharon, who walked the board through exhibits showing existing site improvements and nearby industrial neighbors. Rosenblatt said the company operates nationally with 375 locations and would use the existing garage on site to service equipment.
The board reviewed testimony and exhibits and voted to grant the conditional‑use approval. Members said the site’s industrial surroundings and buffers minimized expected impacts to nonindustrial neighbors.
Because the board’s vote will be memorialized in a written resolution, parties should expect a follow‑up document describing any conditions attached to the approval.
