The Village Board approved an ordinance granting a parking adjustment for property in the C2 Local Business zoning district at 12141–12147 W. 159th Street that reduces required parking from 54 spaces to 39, subject to conditions including bringing two existing ADA-accessible spaces into compliance with the Illinois accessibility code. Trustees amended the ordinance to specify that village staff — not the applicant’s contractor or other parties — will determine whether additional on-site parking is needed if demand exceeds 39 spaces; the amendment carried by roll call before the ordinance passed.
Mr. Connolly, representing the applicant, addressed trustees and trustees expressed general support for the project and for ensuring accessible parking. Trustee comments noted the business will activate a vacant space in a plaza and that the owner has a professional background in the industry.
Separately, the board debated a variance request (case HG2525V) to permit an increase in impervious surface coverage to 44.46% for a rear concrete patio where 40% is permitted at 12423 W. Walden Road. Trustees discussed that portions of the patio and sidewalk were installed without a permit, that the builder/subcontractor’s role needed clarification, and that permit fees had not been confirmed. Some trustees favored approval conditioned on permit fees being paid; others wanted the applicant present. The board voted to table the variance to obtain fee information and applicant participation on the next agenda.
