The Canal Winchester Landmarks Commission approved a detached-garage application and recommended a zoning variance to allow a taller two‑story option.
Staff explained the property lies outside the Old Town overlay that exempts many historic lots from residential parking requirements, so the applicant must provide a garage. Two options were before the commission: Option A, a single‑story garage that meets zoning and could proceed to building permit; and Option B, a taller two‑story/half‑story garage with a bonus room that would require a variance from the Planning & Zoning Commission.
Commissioners and the applicant discussed the two options’ elevations, siding, roofing and trim details. Members suggested adding windows to avoid large blank gable walls, supported matching the garage’s siding, shingles and gutters to the primary house, and preferred rectangular decorative vents rather than the circular ornament shown on the plans. The applicant confirmed shutters would be composite, non‑operable, and that ventilation would be provided through ridge vents and slotted soffit.
Commissioner [speaker 1] moved to approve CA-25-050, approving both options A and B and forwarding a recommendation for the height variance to Planning & Zoning, subject to conditions: siding to match the house in 4" SmartSide, composite or fiber-cement trim, matching roof and windows, a solid six‑panel Stanley man door, dark-bronze gutters to match the house, garage doors as presented, and replacing the round decorative vent with a non‑operable rectangular vent. The motion was seconded and carried by roll call.
Staff noted that approving option A allows the applicant to apply for a building permit immediately; approval of option B is a recommendation that the applicant still must pursue with Planning & Zoning for a variance.
The commission closed the agenda with seasonal thanks and a notice of a vacancy on the Landmarks Commission; the meeting adjourned at 9:18 p.m.
