Landmarks Commission tables proposal for 126 E. Waterloo addition over roof and siding questions

The Canal Winchester Landmarks Commission voted on Nov. 24 to table application CA25.046, a proposal to demolish a detached single-car garage and build a 688-square-foot rear addition with an attached two-car garage at 126 East Waterloo Street.

Staff presented the application, noting the subject house dates to about 1929 and is one of the town's few Dutch Colonial–style homes. The proposal would reorient parking to a rear alley and use James Hardie lap siding on the living addition with board-and-batten Hardie on the garage, asphalt shingles on the roof and Andersen windows. The applicant said portions of the existing kitchen would be altered to accommodate a new first-floor master suite.

During discussion commissioners pressed the applicant for clearer decisions on roofing and siding. Several members said the new roof color and multiple siding types could be visually “busy” on a traditional Old Town lot; one member urged the commission to explore whether existing shakes could be matched on the addition. Staff noted the existing roof was installed roughly in 2008 and likely will be difficult to match precisely.

Because the application left the commission with unresolved design choices, a commissioner moved to table CA25.046 until the applicant returns with more specific decisions about whether the existing roof will be replaced or the new roof will be matched and with clarification on siding/shake treatments. The motion passed on a roll-call vote. No final approvals or permits were issued; the item will return to a future landmarks agenda after the applicant supplies the requested information.
