The Planning Commission continued consideration of a development plan for an 11,465‑square‑foot multi‑tenant building in the Holiday Farms PUD to the Jan. 20, 2026 meeting after commissioners flagged architectural and service‑area concerns.
Staff said the proposed building is located in the central mixed‑use block of Holiday Farms and that, while the building’s massing and materials meet the text of the PUD ordinance, the elevations present a contemporary style that staff and some commissioners found inconsistent with the PUD’s conceptual “main street” imagery. Staff noted the Holiday Farms Architectural Review Board had approved the elevations but listed staff concerns about the pedestrian experience along Marketplace Drive and the flatness of the façade.
Petition representatives, including attorney Jeff Jacob and design consultants, said they worked with staff and the ARB and sought a complementary, contemporary interpretation of the PUD imagery. Commissioners focused on three main issues: the dumpster enclosure sited on the Michigan Road frontage, the vertical board‑and‑batten expression that several commissioners said needs a horizontal break, and the relative lack of detail shown for landscaping along the pedestrian corridor.
After extended discussion and suggested remedies (alternative dumpster location/orientation, more robust landscaping renderings, adjustments to facade offsets and materials), the commission moved to continue docket 2027‑77‑DP to the Jan. 20 meeting to allow the petitioner to address dumpster location, refine board‑and‑batten detailing, and provide improved landscaping and rear‑façade renderings. The motion passed on a roll call vote.
