Peabody Planning Board endorses A & R plan for 1–3 Iron Circle, notes electric-light easement

The Peabody Planning Board unanimously endorsed the A & R site plan for 1–3 Iron Circle during its Nov. 20, 2025 meeting in the Wigan Auditorium. Attorney John Kelty, representing the applicant, told the board he had provided a revised plan that showed the easements the board asked for at the Nov. 6 meeting and asked the board to endorse the plan that evening.

"I have provided a plan that shows these easements, and I believe that we are in a position to ask for an approval," Kelty said. A board member checked the drawing and identified a small square marking the easement; another member said they had revisited the site and did not propose further changes.

Board Member (S5) moved to endorse the plan as submitted; Board Member (S3) seconded. The chair called the vote and the endorsement passed unanimously. Kelty requested that the endorsement reference the plan dated Nov. 10; the mover confirmed the motion would reference the plan dated 11/10/2025.

Board Member (S4) flagged a potential future neighborhood issue: both homes on the lots appear to be under single ownership and driveway use could create disputes if ownership changes later. The board recorded that observation but did not require further changes; Kelty said there was no immediate intention to record the plan and that mortgage and financing arrangements could be adjusted later.

The endorsement was recorded without conditions beyond the plan-date clarification. The board then moved to the next agenda item.
