The Tipton City Plan Commission on Dec. 25 completed a detailed, parcel-by-parcel review of proposed zoning-map changes that will accompany the Unified Development Ordinance amendment.
Staff led the commission through the north side of town and identified several county-owned parcels — including a former church building and an adjacent County Highway Administration building — that should be designated institutional. Commissioners also considered a parcel north of Tractor Supply that currently functions as multifamily; the commission indicated a rezoning to R4 would reflect current use and avoid requiring immediate variances.
Large industrial parcels on the west side (Integrity/Ackerline areas) were evaluated and commissioners generally agreed to keep those areas zoned industrial (I1/I2) while adjacent residential rows would remain R2. Commissioners also discussed McCormick’s printing, community theater storage and small storage parcels and generally favored retaining light-industrial designations where those uses and layouts support continued business operations.
Several planned-development parcels (PD) will be codified to reflect existing approvals. Commissioners addressed cursor and tool misalignments in the review software during the meeting and confirmed map edits once staff corrected the on-screen view.
The map revisions will be incorporated into the materials advertised for the Jan. 15 public hearing; the commission did not take final legislative action on map adoption at this meeting but directed staff to update and publish the map with the UDO materials.
