The Waunakee Plan Commission voted to approve a conditional use permit for an accessory building at 5968 Woodland Drive that would expand the property's accessory footprint to 3,300 square feet.
Lauren, a planning staff member, told the commission the property is zoned R-1 for single-family residential and currently has a 1,500-square-foot accessory building. "This application is for a 3,300 square foot accessory building," she said, noting the zoning code requires a conditional use permit for accessory buildings exceeding 800 square feet. Staff recommended approval subject to the building being constructed according to submitted plans, maintaining a minimum three-foot side setback and returning for a new CUP for any future expansions.
Staff also said the proposed building lies outside the airport overlay district — at least 100 feet from the airstrip — and that the commission's approval would allow the proposed 20-foot roof height. No members of the public registered or spoke during the hearing; the chair opened the public hearing at 5:34 p.m. and closed it at 5:35 p.m.
Property owner Mark Alexander, who attended the meeting, described the placement on the site: "That is exact where the the new structure will take place," and explained the current building (from 1974) was deteriorated and is being replaced. Alexander said the structure is intended as hangar space, and that he expects to accommodate several pilots who lack hangar access on the north side of the runway; he added he plans a small concrete apron at the door. Commissioners confirmed that leasing space to pilots would not, to staff's knowledge, constitute a village-level business-code concern.
A commissioner moved to approve the CUP; the motion was seconded and, after brief discussion, the chair called the question. Multiple commissioners voiced support and the chair declared the motion carried. The approval included the conditions summarized by staff: build per the submitted plans, maintain a three-foot side setback, and require a new CUP for any future expansion.
The next item on the agenda followed; the commission did not receive any substantive public comment on this application during the meeting.
