The Area Plan Commission on Dec. 17 heard S 5314, a sketch plan to divide 16 acres into two lots — an outlot for drainage and a roughly 7‑acre building site — just south of David Hawthorne Drive. APC staff described the request as a technical subdivision review and recommended approval subject to standard conditions.
James Cober, an attorney at Ball Eggleston representing the petitioner, told the commission his client agreed with the staff report and would comply with the proposed conditions. "We agree with everything in the staff's report," Cober said, and asked for the commission's approval.
During public comment, resident Randy Martin of 4302 Delmonico Drive asked when neighbors would learn what would be built on the new lot, citing concerns about potential noise and odor. Staff replied the commission was reviewing lot lines only and that future uses — if allowed under current zoning — would be addressed through building permits and any required public hearings when specific development plans are filed.
The commission took a white ballot on the sketch plan. The staff record indicates the matter proceeded through the APC ballot process and related administrative procedures were discussed during the session.
