The Aiken City Council on Nov. 24 voted to rezone two parcels near the proposed Market Side Village from Light Industrial (LI) to Downtown Business (DB).
City staff said the parcels sit within the Old Lake and Overlay area and that the rezoning would allow additional commercial uses—retail and office—while restricting industrial and equestrian uses. Planning Commission members voted unanimously at their Nov. 12 meeting to recommend the rezoning to council.
Katia Naranjo, representing the property owners and developers, identified herself and offered to answer questions. Council members from the affected districts spoke in favor of the rezoning; the ordinance passed on voice vote with no recorded dissent.
Why it matters: The change alters allowable uses on the parcels, enabling downtown-scale commercial and civic uses that the Downtown Business district encourages.
Next steps: City staff will update zoning maps and process any development applications under the Downtown Business zoning standards.
