Commission hears multiple rezoning requests and zone-map amendments for properties in Loudon County

During the Dec. 15 workshop, the commission considered multiple resolutions to amend the Loudon County zone map under Tennessee Code Annotated §13-7-105. Speaker 14 presented amendments to rezone parcels on El Camino Lane (including tax map 3 parcels 21 and 2101) from agricultural/forestry or M‑1 industrial to community facility district or other designations; amendments were presented for properties at 25259 Sticky Road (tax map 67 parcel 134), 2424 Fairview Road (tax map 43 parcel 31) and 9841 Monroe Road (tax map 49 parcel 82).

Speaker 14 said some applications were recommended by the planning commission while the parcel at 9841 Monroe Road (tax map 49 parcel 82) was not recommended. Commissioners and attendees briefly discussed the character of the affected areas and the planning commission’s recommendations; no formal vote on these rezoning items is recorded in the workshop transcript.

Commission staff indicated recommended conditions limiting rezones to the present applicant and circumstances in at least one case (approval "only for them, only for this" use and only contingent on purchase). Commissioners noted that the items will return on the January agenda for formal action.

Next steps: staff will prepare final ordinance language and conditions, and the rezoning items will be scheduled for the commission’s January meeting for formal consideration and potential votes.
