Staff (Lindsey) said the proposal would extend the existing gable roof massing at the rear of the building, use a concrete block foundation with brick veneer to match existing materials, and install fiber-cement shake siding to match the house. The project included two rear elevation options: one with a projecting garden window and one without. Staff found the addition met design guidelines for size, placement and design and concluded it would not be visible from the street.
No neighborhood input was received, and when the commission entertained a motion "to approve based on staff recommendation," the motion was seconded and approved by voice vote.
The approval covers both options proposed by the applicant; staff noted administrative procedures that apply for changes that remain within design guidelines.
