The Planning & Zoning Commission on Oct. 14 recommended approval of a small‑scale future land‑use amendment for 1920 Sheeler Avenue that would change 40.16 acres from county rural/low density to city residential low.
Bobby Howe, planning manager, presented the request and said the applicant is seeking the designation to develop a subdivision of 115 single‑family units at an overall density of 2.92 dwelling units per acre. Howe said the Development Review Committee and staff recommended approval and that the development program has not changed since prior hearings.
Commissioner Dooney moved to find the proposed change consistent with the comprehensive plan and the land development code; Commissioner Washington seconded. The commission voted in favor and the motion carried.
Howe noted that the residential low designation permits a maximum of five units per acre and that adjacent properties include residential low and residential high designations; the proposed density was presented as consistent with surrounding uses. The recommendation will be forwarded to City Council for final legislative action.
