The Whitfield County Planning Board approved a 31‑lot preliminary plat in the city of Varnell. Staff said the project, in a C1A limited commercial zone that allows residential uses, has an approved stormwater plan, an approved fire hydrant plan and will be served by Dalton Utilities for public sewer and water.
Staff told the board the developer had met required engineering conditions and had jumped through required design hoops for detention, turnarounds and road layout. The board discussed lot sizes and road access and noted development costs are high, but concluded the proposal met the standards for preliminary plat approval. A motion to approve the preliminary plat passed with one commissioner abstaining.
The approval allows the developer to begin infrastructure work — road construction, stormwater detention and utilities — after which the final plat review will be handled administratively by staff if all conditions are met.
