Placer County hearing continues two Lake Mary certificate cases and a garage variance; consent items approved

During the Dec. 18 Placer County Zoning Administrator hearing, staff requested continuances and the hearing officer approved several procedural actions.
Patrick Dobbs of Planning Services asked that consent items 3 and 4 — described as Kovac Family Lake Mary Parcels nonconditional certificate of compliance (PLN25-00224) and Tim Kovac Lake Mary Parcels nonconditional certificate of compliance (PLN25-00225) — be continued to the next January meeting. The hearing officer opened the public hearing for the continuance requests; with no public testimony the items were continued off calendar to a January meeting and staff was instructed to notify the applicants when a date certain is set.
The hearing officer also approved the remaining consent calendar items 5, 6 and 7 by a single vote after asking whether any member of the public wished to pull them for comment.
On the Morrison garage rear-setback variance (PLN25-00326), staff described a proposed 300-square-foot steel prefabricated detached garage to be placed on an existing concrete slab 6 inches from the rear property line where a 10-foot setback is required. The property (APN 473-200-015) is roughly 0.37 acres at 7844 John Way in the Granite Bay area. Staff said the item had been continued from an earlier hearing to allow the applicant to consult with the Hidden Lakes Estates homeowners association for required HOA architectural-review approval; the hearing officer opened the public hearing and, with no comments from either location, continued the variance to a future hearing date and directed that it be re-noticed.
Why it matters: The continuances preserve applicants’ ability to secure HOA review or supply additional documentation before the county takes final action. The approval of the remaining consent items clears several routine administrative matters from the docket.
Next steps: Staff will reach out to the applicants for scheduling the January hearing dates for the certificate-of-compliance items and will re-notice the Morrison variance when it is set for a future hearing.
