The Birmingham City Commission approved a special land use permit, final site plan and design review on Dec. 15 for InvestWise Financial to construct a three‑story office building at 36977 Woodward Avenue.
City planner Summer Aldred Arons summarized the application and zoning context, noting the site is in the TZ3 district where office buildings over 4,000 square feet require a special land use permit. She told the commission the lot — a long‑vacant former gas station north of a veterinary clinic — had previously been before the planning board, which approved the site with conditions, and before the zoning board of appeals, which granted one variance but denied a building‑height variance. The applicant revised plans to comply with the 42‑foot height limit.
Architect Jeff Klatt, representing the project team, thanked staff and said the InvestWise team was excited to locate in Birmingham. No public speakers commented during the hearing.
Commissioner motioned to adopt the planning board findings and approve the application for the building (interior floor area over 4,000 sq ft); the motion was seconded and passed by roll call with affirmative votes from commissioners present.
The approval allows the applicant to proceed to the next permitting phases consistent with the approved site plan and conditions.
