Commission backs zoning text change to clarify outdoor storage rules for major auto repair

Planning staff (Ms. Jensen) presented proposed amendments to Title 11 (section 11‑86) to clarify how fenced outdoor storage areas for major auto repair uses must meet setbacks and landscaping requirements. The amendment would require that a fence storage area “shall meet or exceed the required setbacks for structures when abutting public right‑of‑way or residential zone property,” and otherwise set a minimum rear yard setback of 10 feet. The change also clarifies that required green‑belt landscaping applies when such storage is adjacent to residential zone property.
Jensen described the change as a reasonable clarification designed to prevent fence storage from being pushed into drive aisles where a building already meets a 30‑foot rear setback in the I‑1 district. “We felt that was a reasonable change to the ordinance,” Jensen said.
Commissioner Kaluza moved to recommend City Council approval; the motion passed unanimously. The ordinance amendment will be forwarded to City Council for adoption.
