The Keene Planning, Licenses and Development Committee on December 16 handled a series of routine land‑use items and several final approvals.
Boundary line adjustment (PB‑2025‑30): Huntley Survey presented an application on behalf of the First Baptist Church and Cedar Crest to transfer roughly 7.5 acres from 105 Maple Ave to 91 Maple Ave (TMP numbers provided). Planner Megan Fortson told the board both resulting parcels will comply with low‑density lot size requirements and that the only remaining condition was inspection of new lot monuments prior to recording. The board voted to find the application complete and then granted final approval, subject to monument inspection or submission of security in lieu.
Cheshire Medical subdivision (PB‑2025‑3162): The board accepted and then granted final approval for a 2‑lot subdivision of roughly 50 acres at 62 Maple Ave into a ~1.28‑acre lot and a ~48.6‑acre remainder. Staff noted the parcel had recently been rezoned to medium‑density and said the smaller lot is expected to be gifted to the city under Cheshire Medical Center’s PILOT arrangements. Final approval included the standard condition that monumentation be inspected prior to recording.
Pegshop Road subdivision (PB‑2025‑28): DiBernardo Associates presented a two‑lot subdivision off Pegshop Road creating a ~5‑acre building lot and a ~28‑acre remainder in the rural district; test pits and wetlands delineation were performed and staff recommended final approval with submission of a $51 recording fee. The board approved the subdivision.
Robins Road appeal (31 Robins Road): The applicant appealing a city engineer decision denying an exemption for driveway width was not present. After staff and board discussion the board moved to continue the appeal to the January 26 Planning Board meeting at 6:30 p.m., Council Chambers.
Administrative items: The board approved the minutes of its Nov. 24 meeting and adopted the 2026 meeting schedule (standard fourth Monday with May and December exceptions). Staff announced upcoming dates including a joint PLD/Planning Board meeting (Jan. 12) and a site visit (Jan. 21). Planner Megan Fortson noted staff will follow up on required recorded documents and monument inspections before plans can be recorded.
