The Village of Glendale Planning Commission on a voice vote approved an application by Scott Ballard to build a new backyard garage at 1060 Laurel Avenue, imposing a condition that window and door units include interior grids and interior spacers to meet the design profile.
Scott Ballard, the applicant, described the project as a siding-based detached garage placed in the backyard, with paint and roofing to match the existing 1940 house and an alteration of the existing south-side garage into a utility/laundry room to make room for a driveway to the new garage. "It's gonna be a siding based garage," Ballard said when summarizing scope and materials.
Commission discussion focused on window detailing and materials. Commissioners asked that simulated divided-light windows include a spacer between the glass and both interior and exterior grids to create the appropriate shadow line and profile. Commissioner (Speaker 3) moved approval "with the provision that the windows and doors include an interior grid and interior spacers," a motion seconded by Commissioner (Speaker 2) and approved by voice vote.
The packet showed example garage doors and a sample exterior lighting fixture; commissioners recommended tasteful, non-flood lighting and suggested options such as overhangs at person-entries and motion detectors or timers for security. The commission also discussed driveway materials and drainage; Ballard confirmed the existing asphalt driveway will be extended and will drain to daylight.
Staff will process the building permit so construction may proceed. Final exterior light fixtures and any small revisions will be brought back to the commission for approval at a later meeting, the commission said.
Action: The commission approved the garage application with a condition on window configuration. The commission did not record a roll-call tally; the presiding officer announced the motion carried.
